Belmont Woods HOA Homeowners Meeting Agenda
December 7, 2020, 7 pm, Via WebEx

1) Call Meeting to Order - (Brittany)

• Welcome- meeting called to order at 7:06pm
• Verification of quorum- 23 attendees via WebEx or by proxy

2) Reading/Approval of Minutes from Jan 2020 Meeting (Amanda)

 Meeting minutes ratified and unanimously approved during the annual homeowners meeting. 

3) Treasurer's Report Review Board Approved 2021 Budget (Abby)

• Ratification vote of 2021 board approved budget
• Vote to waive 2020 tax year audit
• 9 lots have unpaid HOA balances (significant decrease from the past year which had 26 lots with unpaid balances)
• No dues increase for 2021. 
• 2021 budget ratified and unanimously approved during the annual homeowners meeting. 
• 2020 tax year audit unanimously approved to be waived during the annual homeowners meeting. 

4) HOA Manager’s Report (MyHOA-Online) (Eydie & Michael)

• New manager introductions
• Accounts receivable status

5) Old Business (Brittany)

• Playground project complete
• Irrigation repairs

6) New Business

• Transition to new management company completed
• Updated sign rules and regs
• Bylaw update to 4th quarter meetings
• Bylaw update to expand board to 5 directors
• 5 positions up for re-election in order to reinstate originally intended staggered terms

Brittany McLean unanimously renewed to a three year term. 

Amanda Gates unanimously renewed to a one year term. 

Michelle Mercado unanimously renewed to a one year term. 

Abby Hernandez unanimously renewed to a two year term. 

David Bocock unanimously renewed to a two year term. 

7)  Open Forum

Homeowner voiced concerns about the quality of landscaping. Eydie said to make sure to report and voice concerns about landscaping and she will bring that up to Trent.
